
PROJECT DESCRIPTION. The project involved the industrial redevelopment of a residential building comprising 30 residential units, whose form was dictated by urban planning constraints. Seven stepped floors, featuring extensive green terraces facing south and a more compact configuration towards the north.
THE PROBLEM. A stalled construction site and the need to optimise resources in order to reduce construction time and meet the deadlines set by the building tax incentives. The new building was inserted into a saturated urban context, while the construction of the underground car park required retaining structures along the excavation fronts.
THE SOLUTION. The building, initially designed as a reinforced-concrete structure on seismic isolators, was completely redesigned by our team. Pile-supported Berlin walls were implemented along the excavation fronts at the property boundaries, while the building structure was redesigned using timber CLT (XLAM) wall panels. The foundations and underground car park were constructed in reinforced concrete. The building structure was completed in 13 months, while the entire building was completed in 24 months.
